Stani Kulechov, the founder of decentralized finance platform Aave, has purchased a five-story Victorian mansion in London £22 million, or about $30 million, in one of the most expensive residential transactions within the city over the past year.

The property was acquired in November, about a week before the UK’s autumn budget, with the final price coming roughly £2 million below the broker’s initial guidance, Bloomberg reported on Tuesday. The transaction reportedly stood out in a subdued luxury housing market that has been pressured by higher taxes and policy changes under the UK’s Labour government, including increases to stamp duty and the removal of preferential treatment for wealthy foreign residents.

Research firm LonRes has said sales of £5 million-plus homes fell sharply toward the end of last year. It's unclear whether digital assets were used in any part of the London property transaction.

An Aave spokesperson declined to comment on the news when contacted by The Block.

Kulechov and Aave

Kulechov, born in Estonia and raised in Finland, founded Aave in 2017 and now serves as chief executive of parent company Avara. Beyond Aave, he has led DeFi efforts, including the Lens Protocol social blockchain before the Mask Network takeover, the GHO stablecoin project, and a consumer crypto wallet called Family.

The purchase comes as Aave continues to hold its position as the largest decentralized lending protocol by deposits, according to The Block’s data, despite a broader pullback in DeFi activity during recent risk-off market conditions.

Industry research cited by Ark Invest has shown lending deposits fell across the sector late last year, though active loans continued to grow, with Aave maintaining clear leadership. Aave is also a top protocol for fees among DeFi heavyweights.

At the same time, Aave has navigated a period of internal debate over governance and revenue sharing, with Aave Labs proposing changes to ease tensions with token holders after weeks of community scrutiny.

Kulechov also previously said the protocol is pursuing a long-term plan to scale toward trillions of dollars in onchain financial activity, following the conclusion of a multi-year regulatory probe by U.S. authorities.
